Site Review Process for Amendments involving a Planned Unit Development District

The Site Plan Review process mandates that all information required in the Zoning Resolution and on the application and checklist be submitted and/or indicated on the site plan when submitting an application for the rezoning of a property to a Planned Unit Development District (the general development plan) or when substantial modifications are being requested to a previously approved general development plan for a Planned Unit Development.

The applicant is required to meet the Zoning Inspector, other pertinent township officials such as Highway and Fire, Stark County Engineers and Stark County Regional Planning prior to the submission of the general development plan for the rezoning of property to a Planned Unit Development District or a modification to a previously approved general development plan for a previously approved Planned Unit Development District when there is a substantial change.

After review of the plan per the pertinent agencies the applicant shall submit the appropriate application(s) and required documentation to the zoning inspector for review by the Zoning Commission and Trustees.  Signing and submittal of the application certifies that the applicant has met with the above mentioned agencies and the plan reflect their comments and conditions.

Fees are as follows:

Rezoning for a Planned Unit Development District
Rezoning application and general development plan review application fee:         $700.00

Modifications to a previously approved Planned Unit Development District
Modifications to an approved planned unit development district general development plan fee:  $450.00

Any continuation of a scheduled hearing by the applicant after advertising of hearing and notices sent to adjoining property owners will be billed to the applicant for payment in addition to the required filing fee.
